This Sunday, Oct. 25, a 9 a.m. fitness class takes place on the Center Lawn at Biltmore Fashion Park. It's the last session of a series run by [solidcore], lululemon and Life Time. All three have space at the center. Life Time is one of its flagship tenants, and [solidcore] opened its studio there this year.
A department store has long anchored 24th Street and Camelback Road. Saks Fifth Avenue was preparing to leave the property in April 2026, according to a Phoenix Business Journal report from February. No replacement at that scale has been announced. The new tenants are smaller: a studio, activewear shops, a coffee and matcha cafe. Most of them are places you'd visit every week, and nobody makes a weekly trip to a department store. For people who live nearby, this year's version of the center is one you use on a routine.
Two departures in one spring
The planned Saks exit was the headline. Then Seasons 52 closed at the end of May 2026. PHOENIX magazine reported in September that the closure ended the Florida-based chain's multi-decade run in Arizona. If you check the center's events page this fall, you may still see Seasons 52 listed as coming soon. That listing is out of date.
Both changes hit a property that RED Development took full ownership of in late 2024. RED announced a refresh then that it called a modern twist on mid-century design, with new landscaping and lighting. Macy's, Life Time and Ralph Lauren are still the flagship tenants, and the center has more than 45 shops and restaurants. But the new signings show what RED expects people to come for.
What moved in, and what that says
Most of the new tenants are about fitness or daily routines. Here's the 2026 lineup, with locations as the center and local outlets have reported them.
| Tenant | What it is | Where in the center | Status |
|---|---|---|---|
| [solidcore] | Fitness studio | Near Alo | Taking class bookings by mid-October |
| FP Movement | Free People's activewear line | Between Rye 51 and Warby Parker | Listed in the current directory |
| Herman Miller | Furniture showroom, the brand's first in the Valley | Next to Ralph Lauren | Listed in the current directory |
| Biltmore Fine Art | Limited-term pop-up gallery led by Robert Casterline | Across from Pomo Pizzeria | Opened in February |
| Vuori | Performance apparel, 3,952 sq ft | Next to Citrine | Set to open Oct. 16 |
| La La Land Kind Cafe | Coffee and matcha, 1,261 sq ft | Near True Food Kitchen | On track for late October |
| PAIGE | Denim, 2,052 sq ft | Near Alo | Spring 2027 |
[solidcore] and FP Movement were announced together in February. InBusiness Phoenix reported that both would start construction that month and open in spring 2026. In the same piece, Josh Rainey of [solidcore] called the center's setting a place where members can "build strength, consistency and connection." A studio only works if members keep coming back, and the cafe and activewear shops opening around it depend on that same steady traffic.
The three newest leases with published sizes are all small. Vuori's is the largest at just under 4,000 square feet, PAIGE's is 2,052 and La La Land Kind Cafe's is 1,261. Instead of filling one big footprint, RED is filling a lot of small ones.
The lawn is doing the anchor's job
KTAR reported on Oct. 14 that the landscaping work was wrapping up, with widened walkways, new greenery and new turf. About 4,000 square feet of the old turf went to Vista College Prep's Hadley Campus to replace a worn student play area.
Mike Ebert, managing partner of RED Development, tied the spending directly to the outdoor space. "The recent investment into the outdoor gathering areas reflects our commitment to refining the visitor experience across the property," he said in a release quoted by KTAR.
The October schedule shows how the lawn and the shops feed each other. The Sunday classes are led by tenants. The Oct. 22 evening event brings in Pomo Pizzeria, Too Sweet Cakes, Madison Reed and Citrine, all businesses already at the center. The events mostly showcase businesses that are already there.
Late October to early December, in order
Here's every dated event from now through the holidays, starting the day this post goes up.
- Thursday, Oct. 22, 5:30 to 7:30 p.m. Paint & Sip: The Fashion Edit is a guided art session with live models in fall outfits styled from on-site stores. Refreshments come from Pomo Pizzeria and Too Sweet Cakes, and Madison Reed and Citrine do beauty touch-ups.
- Sunday, Oct. 25, 9 a.m. The final Sweat & Reset class on the Center Lawn.
- Late October. La La Land Kind Cafe's expected opening near True Food Kitchen.
- Saturday and Sunday, Nov. 7 and 8. PRESS Coffee's grand-opening weekend at 3133 E. Camelback Road, east of the center on the same corridor. More on that below.
- Through Sunday, Nov. 15. The Capital Grille's fall Wagyu & Wine pairing, listed on the center's events page at $35 per pairing.
- Wednesday, Nov. 18, 6 to 8 p.m. Trees of Joy, the Arizona Wishmakers Council's first tree lighting at the center for Make-A-Wish. It unveils holiday trees inspired by wish kids. Tickets include food from Fox Restaurant Concepts, Mrs. Claus' custom cookies, photos with Santa and hot cocoa. Early-bird pricing ended Oct. 17.
- Tuesday, Dec. 8, 4 to 6 p.m. The Biltmore Area Partnership's holiday celebration at the Arizona Biltmore Resort, 2400 E. Missouri Ave. Tickets are listed at $50 to $55.
The tree lighting is the one to watch. The center's Trees of Joy listing calls it Make-A-Wish's new holiday tradition, and it's the first time the Wishmakers Council has held one at the center. RED's events page has nothing else posted for November or December yet. More holiday programming may appear as the season gets closer.
The same bet, a few blocks east
PRESS Coffee's new cafe isn't in the mall, but it's built on the same idea. What Now Phoenix reports that the 2,029-square-foot space at 3133 E. Camelback Road will have 38 indoor seats, 48 outdoor seats and a conference room you can book. It's the Phoenix roaster's 23rd location, designed with Dalke Design Group. There are more seats outside than inside.
Co-owner Jason Kyle said the goal is to serve "guests who live and work in the corridor and make the café part of their daily routine," according to What Now Phoenix. Opening weekend has a food truck and DJ both days and the launch of PRESS's Pumpkin Spice coffees. The first 20 guests each day get a $5 gift card.
What's still blank on the map
The two biggest spaces are still open questions. RED hasn't announced a tenant or a plan for the Saks space or the former Seasons 52 space. In 2024, RED also proposed adding residential, hotel and office space, and a tower of 140 to 165 feet was described as under review at the time. Nothing published in 2026 has set a construction start or final design for that piece.
What has happened so far is the smaller stuff: new walkways, new turf, a studio and a cafe, with a first-year tree lighting on the calendar. The next confirmed opening after this fall is PAIGE, near Alo, in spring 2027.
When the businesses around your home turn over, what buyers notice when they tour the area changes too. If you're near the Camelback Corridor and want to know how this year's changes at 24th and Camelback could affect your home's value, The Taege Team can walk you through it.
