The Line at Chandler Fashion Center Started Four Hours Before the Doors Opened

Covered patio with bronze-framed glass doors, a built-in bench, and a turquoise pool beside desert plants.

As KJZZ reported, Alex Hapan and his family drove in from Mesa and got in line at 4 a.m. By the time the doors opened at 9, the line wrapped around the outside of the mall. This is the kind of scene you expect for a concert or a sneaker release. It happened for a grocery store.

What opened that Thursday, July 30, was Seafood City's first Arizona location, and it wasn't a small announcement. At nearly 66,000 square feet, built inside the old Sears box on the south side of Chandler Fashion Center, it's the chain's 39th store and the largest one it has built anywhere in North America, the product of more than six years of planning. The ribbon cutting drew Congressman Greg Stanton, Chandler Mayor Kevin Hartke, and Maricopa County Supervisor Mark Stewart. Cities don't send that kind of delegation to a supermarket opening unless the supermarket is standing in for something bigger.

For Chandler's Filipino community, it was. As KJZZ reported, one shopper, Jonathan Garcia, said having a dedicated Filipino supermarket gives residents "a lot more rep." Another, May Coy, who has lived in the U.S. for six years, talked about the store as a place to find ingredients that had been hard to source locally and to build community around food. That's the part a press release about square footage misses. The mall didn't just add a grocery store. It added a gathering place that a whole community had been waiting years for, and the line at 4 a.m. was the proof.

Seven Counters Under One Roof

The retail side of Seafood City is what you'd expect from a Filipino Asian market: live tanks of crab, lobster, and fish, wet-market-style ice tables, and shelves of imported goods from the Philippines, Japan, Korea, Thailand, and Vietnam. The part that changes how you'd actually use the place on a Tuesday night is the food hall, a nearly 11,000-square-foot dining room that seats more than 300 people across seven in-house concepts:

  • Grill City for Filipino barbecue skewers, baked salmon, and crispy pork belly, served turo turo style, where you point at what you want
  • Slurp Alley for hot pot with individual tableside burners, noodle soups, and dim sum
  • Sizzle for cast-iron plates over java rice, including bone marrow, rib-eye, and sisig
  • Crispy Town for whole lechon, chicharon, and fried crablets
  • Bakers Avenue for pandesal, ube pastries, and ensaymada
  • Yelo Yelo for halo-halo, shakes, and soft serve
  • Kakanin Korner for Filipino rice cakes like bibingka and puto

There's also a bookable social hall with karaoke and catering, and during its opening stretch the food hall has been staying open until midnight. That's not a hedge on the store's grand-opening buzz. It's a bet that people in this part of Chandler want somewhere to land after 9 p.m. on a weeknight that isn't a drive-thru.

The Mall Was Already Rebuilding Before Seafood City Arrived

Seafood City didn't land in a vacuum. Chandler Fashion Center is heading into its 25th year of operation in 2026, and Macerich, the mall's owner, has been quietly remaking the south side of the property near Harkins Theatres for most of this year. Johnny Rockets opened in the food court in early 2026. Din Tai Fung, the Taiwanese chain known for its handcrafted xiao long bao and its signature exposed dumpling kitchen, is set to open there in 2027. Construction that started in January reworked the lower-level lawn into an event space built for live concerts and community gatherings, added fire pits and shaded lounge seating, and installed a new interactive splash pad that runs as a play feature during the day and switches to an illuminated water display at night.

None of that is standard mall renovation. A splash pad and a concert lawn aren't things you build for people who are stopping in for a pair of shoes. They're things you build for people who are going to stay for a few hours, which is a different kind of foot traffic than a mall has historically been designed around. Mall general manager Monica Greenman put it plainly when she described the goal as a welcoming gathering space for the community's food, entertainment, and shopping all in one stop, not a retail corridor with a food court attached.

You Can Get Dinner Without Setting Foot in the Mall

One detail from opening day is easy to miss and says more than the square footage numbers. Seafood City has two entrances: one from inside the mall, and a second exterior door that opens directly onto the parking lot. That means a resident who wants dinner at Grill City or dessert at Yelo Yelo never has to walk past a single storefront if they don't want to. Going out to eat on this side of Chandler Boulevard no longer requires going to the mall in the sense most people mean it. It's become its own destination that happens to share a parking lot with Macy's.

What a Tuesday Actually Looks Like Now

Here's the practical version. You pick a live crab out of the tank around 6:15. Store staff clean, gut, and fry it complimentary, and you're eating it at a food hall table by 6:45. If there's a movie at Harkins afterward, the decision about where to eat before or after collapses into a single parking spot instead of a drive somewhere else. If there isn't a movie, the food hall itself is reason enough, especially now that it's staying open past most kitchens in the area on a weeknight.

That's the shift worth noticing about Chandler Fashion Center this year. It stopped being the place you go when you need something specific from a specific store, and became the place you go when you haven't decided what you want for dinner yet. Din Tai Fung's 2027 opening will add a second reason to treat this stretch of Chandler Boulevard as a dinner destination in its own right. But the turn already happened. It happened at 9 a.m. on a Thursday in July, when the doors opened on a line that had been forming since before sunrise, for a grocery store that Chandler had been waiting years to get.

Seafood City is located at 3111 W. Chandler Blvd, on the south side of Chandler Fashion Center near Harkins Theatres.
